The sun was shining and it was a hot Mother’s day this May 2012 in Methow Valley.  That did not stop my husband getting me up and out the door to a new majestic Methow Valley mystery hike.  That athletic husband of mine was bounding right along while I was huffing and puffing up this steep mountain.  I better keep up with these hikes so it gets easier!  There are a lot of clues in this video to help you guess just where this is.  After all the Chelan Sawtooths are too spectacular to keep all to ones self.

So what do we see this month compared with last? It is very interesting to note that compared with last month our pending sales are up a massive 700%. However when you consider that snow is a limiting factor for conducting feasibility studies on land and that our sample size is very small indeed, this puts a little more perspective on that significant increase.

The sold land sales are up 100% when compared to last month (March 2012) while the new listings are up a mere 1.34%.  All three indicators are favorable to sellers for the month to month comparison.

The information for year to date again falls into the favorable category for sellers.  We have inventory down a mere .4% but sold land has increased this month compared with April 2011 by 50% for real estate in Methow Valley! What about pending sales year to date you may well ask?  That is also showing a positive result for sellers being up by 100% and leaving no doubt our land sales are on the move once again.

Methow Valley real estate sales reports (2 0f 3) for residential homes as provided from the Northwest Multiple Listng Service (NWMLS) database. Comparing April with March home sales we see an increase in new inventory of 9.8% for new homes offered for sale. An increase of a whooping 57.3% for pending sales and a decrease of sold homes of 20% (when compared with the previous month market activity). Looking at Year to date comparisons we see there is a 4.5% decrease in new listings, zero (0) change in the number of homes sold in April of 2011 as compared to April of 2012 and a stricking 100% increase in pending sales.

The real estate market in Methow Valley continues to be on the move.
