2012 is beginning with strengthened market activity compared to a slow December month for home sales in the Methow Valley real estate market. This just might be a good sign for the rest of the year as both prices and mortgage rates have been trending downwards over the past 4 years. Nationally some trusted economist are saying we will see real estate prices go flat nationally in 2012. Could this finally be the bottom of the real estate market?
The long awaited new year statistics are just emerging for our Methow Valley real estate market. These are the all new and improved statistics from NWMLS courtesy of Trendgraphics.
This is one of three emails, this being all the market in Methow Valley as posted in the Northwest Multiple Listing Service, coming soon is Homes and then Land.
Graph 1 shows January pending sales have increased to 11 as compared to Decemember having just 1.
Graph 2 shows January having a decrease in current days on market (CDOM) as compared with last month, and an increase in the ratio of listing price to sale price over the same period.
Graph 3 shows us that the average sold price for both land and homes in Methow Valley is trending up, while the average price of land and homes is trending down.
Perhaps the most dramatic comparison is months of inventory as compared to what has sold depicted in the chart below.

Blue Grass and cross country skiing are just a great combo to guarantee that Winthrop Washington is the happening place to be next weekend. Mazama Washington has been eagerly awaiting snow storms to bring in fresh powder for prime cross country ski conditions. Our wish in beautiful Methow Valley has been answered.

Plenty of selection as inventory remains high for 2012. Of note is that land offerings compromise more than 65% of the entire Methow Valley real estate market while homes represent slightly less than 32% and commercial covers just 4% of total inventory offered.
